Properties are now being rented out to new tenants before existing occupants have even moved out according to new figures released by a prominent property news service. So far in 2015, 33% of new lets were agreed while occupants were still in the property – a figure which is already up from 27% last year. With the property market booming and places to stay becoming increasingly scarce and competitive amongst prospective tenants, the average period it takes for a landlord to let a property is 32 days, which is the shortest period on record. These statistics are even higher in London where 51% of new lets are agreed whilst there is a sitting tenant in the property.

According to a recent study by the Higher Education Statistics Agency (HESA), the numbers of second and third year undergraduates who are shirking the more conventional house shares has more than doubled from 46,000 in 2007 to 102,000 in 2014.
